Buyer's Agency:

It's FREE for a Buyer to have a Real Estate Professional guide them through the process. Question: Even if you do not value the profession in general, why would anyone want to "go it alone" when there is no cost and potentially tremendous benefit? Answer: They don't! That is why 80% of all Buyers have a Realtor®, and that Realtor® will be guiding his clients to MLS listed properties, where his paycheck is offered!

 Exposure:

As a FSBO your methods of exposing your property are quite limited. Sign in the yard, classified ads, FSBO magazines, or national or local FSBO websites.

Sophistication:

Most buyers, even when buying their 3rd or 4th home, are uncomfortable dealing with sellers without being represented in some way by someone to guide them through the process.  Because of this most buyers, if they find your home at all, will probably not call and if you are not willing to pay their agent, their agent will not help them buy your home.

The exception to this rule is the investor or the bargain hunter.  He is very skilled and knows three very important facts about you that give him a huge advantage:

1.       80% of you will eventually turn to a Realtor because of the difficulty of being a FSBO.

2.       You are not paying a commission, so you may have more ability to reduce your price to his expectations.

3.  You are on your own, and not being represented by a real estate professional.
